Home Buyers Heating surveys

We have visited many such lucky home owners and after making generally the biggest purchase of their lives and after spending hundreds or thousands of pounds on so called "professional" surveys they were still left out, literally in the cold. The Capital Plumbing & Heating 24hrs Ltd’s home plumbing and heating survey will not only help the buyer make an informed decision, but if any defects are discovered the purchaser can be aware of the estimated cost of putting it right.

A Home Information Pack will not tell you if the boiler, fire, gas or plumbing system in the property is working correctly. Most good surveyors and solicitors will advise their clients to have the gas, plumbing and drain installations tested prior to purchasing a property.

The gas procedure and certificate is in the same statutory form as has been used for social and private landlord's certification, and this includes an inspection all of the gas appliances, meter and visible pipework to confirm compliance with current regulations and their safe operation. The Home buyer’s inspection will highlight and detail:

  • The date the appliance or flue that was examined and the address at where the appliance is installed
  • The prospective purchaser’s details (name, address and contact number)
  • Description and location of all of the appliances and flue run and termination point
  • Recognition of and recording of any defects found during survey and a detailed cost breakdown of rectification.
  • The name and signature of the gas operative and the Gas Safe registration number of the engineer and their employer

    • The following checks will be carried out to ensure a gas appliance is safe to use:

  • Appliance operating pressure and or heat input, both where necessary
  • Correct operation of safety valves and devices
  • Ensure adequate ventilation is available as required
  • Visual examination of the flue system in its entirety
  • Certificated results of a flue gas analysis test, room and void Carbon Monoxide tests.
  • Where applicable, results of a spillage test
  • Ensure flue termination is as per manufacturers specification
  • The appliance or appliances are safe to use

    • On completion of the above gas safety checks the gas certified operative will accurately record the findings on the landlord’s or home owner’s gas safety record.

    This Home buyers certificate is a useful tool for Home sellers also as it removes doubt from a prospective purchaser as to the suitability of the gas installation for continued use.
