Capital Plumbing & Heating Services Ltd’s Gas safe registered engineers are qualified to carry out gas safety inspections and issue certificates. If for any reason the appliance requires repairs or servicing, this work can be discussed with your designated contact from site with a view to receiving approval for further required works to be carried out, same day at a reduced cost.
What does a Landlord Gas Safety Inspection Include?
Capital Plumbing & Heating Services Ltd’s Gas safe registered engineers will check the following during a Landlord gas safety inspection (CP 12):
- Check the appliance for gas tightness.
- Check the standing and the working pressure from the test points available.
- Check the burner pressure and gas rate against manufacturer’s data plate.
- Check that the satisfactory provision of ventilation has been provided for.
- Test the flue flow to ensure the safe removal of products of combustion from the appliance.
- Check the satisfactory operation of all of the flame failure devices.
- Check the physical stability of the gas appliance and checking for the presence and effectiveness of stability brackets (where required).
- Investigate any evidence of unsafe operation and report to a designated point of contact. An appliance cannot be deemed as having been checked, until all of the above has been completed and passed as satisfactory.
- Checks for any installation defects that don't comply with current regulations
- For the completion of a Landlords Safety Record inspection (CP 12) certificate a final tightness test of the full system will be required.
Upon completion of all of the necessary safety checks you will be issued with a certificate. This certificate will be provided as proof that all appliances are safe to use and a copy will need to be given to your tenant within 28 days of being issued. You are also required by law to retain a copy for two years from this point onwards.

In the case of warranty issues with any such part of the system we promise to remove and replace that part and seek reimbursement from the manufacturers thus impacting as little as possible on our customers.
